Welcome to ShareIN.ie ("ShareIN", "we", "us"). ShareIN.ie is operatedfrom Dublin, Ireland. By using this website you agree to these terms. If you don't agree with them, please don't use the site.

1. What ShareIN is (and isn't)

ShareIN is an advertising platform: it lets people advertise properties and rooms, and lets others search for them and get in touch. We are notan estate agent, letting agent or landlord. We are not a party to any tenancy, licence or other agreement made between users, we don't vet properties, and we don't handle payments between users.

ShareIN is currently free to use. We may introduce paid features or subscription plans in future — for example promoted ads or extra tools for advertisers. If we do, the price and what it covers will be shown clearly before you buy anything, and the core ability to search listings and contact advertisers will not be put behind a paywall without notice.

2. Your account

• You must be at least 18 to create an account.
• Keep your login details secure — you're responsible for activity on your account.
• Provide accurate information and keep it up to date.

3. Listing rules

If you post a listing, you agree that:

• The listing is genuine and you have the right to advertise it.
• Prices, photos and details are accurate and not misleading.
• The listing complies with the Equal Status Acts 2000–2015 — it must not discriminate or state a preference based on gender, civil status, family status, sexual orientation, religion, age, disability, race or nationality, membership of the Traveller community, or receipt of housing assistance (HAP). See our Equality Guidelines.
• The rent you advertise is lawful. Since 1 March 2026 rent increases are capped nationwide at the lower of 2% or inflation under the Residential Tenancies (Amendment) Act 2025, and advertising above the compliant rent is prohibited. Checking the limit for your property is your responsibility as the advertiser — the RTB rent calculator will work it out. The RTB can fine landlords up to €30,000.
• Where the law requires it — for example the BER on an advert for a whole property — you give that information accurately.
• You'll remove or mark the listing when it's no longer available.

4. Acceptable use

You must not:

• Post false, fraudulent or misleading listings or messages;
• Use the site to scam, harass, or spam other users;
• Post content that is illegal, defamatory, discriminatory or infringes someone else's rights;
• Scrape, copy or reuse listings or user data without our written permission;
• Attempt to bypass safety features (for example, the way contact details are shared).

5. Your content

You keep ownership of the content you post. By posting it, you give us a licence to display and promote it on ShareIN. We may edit formatting for display (for example, removing phone numbers from listing text — a safety feature) and may remove any content that breaks these terms or the law.

6. Safety

Deal with other users sensibly: view properties in person before paying anything, and read our safety advice. We can't guarantee any user, listing or property is genuine.

7. Liability

ShareIN is provided "as is". To the maximum extent permitted by law, we are not liable for losses arising from dealings between users, from inaccurate listings, or from interruptions to the service. Nothing in these terms limits liability that cannot be limited under Irish law.

8. Ending or suspending accounts

We may suspend or remove accounts or content that break these terms, the law, or put other users at risk.

9. Changes

We may update these terms from time to time. The "last updated" date above shows the current version. Continuing to use the site after a change means you accept the updated terms.

10. Governing law

These terms are governed by the laws of Ireland, and the Irish courts have jurisdiction over any disputes.
